Estate cleanouts

Estate Cleanout Services

Serving Mesa, the East Valley and the Phoenix metro with upfront pricing.

Clearing a home after a loss, a move into care or a long-distance family handover. You decide what stays; Haulo carries out the rest, room by room, and leaves the place swept. Insured crew, our own people, price confirmed before we start.

An estate cleanout is rarely just hauling. There are keepsakes to find, paperwork to keep, a property to hand back to a landlord or get ready for sale, and often family out of state trying to coordinate it all. Haulo handles the physical part so you can handle the decisions. We work in whatever order you need: one room today and the rest next week, or the whole property in a single visit.

Haulo serves Mesa, Gilbert, Chandler, Tempe, Scottsdale and Phoenix every day, including the 55+ communities where many of these calls come from.

What this service handles

Whole-property or selected-room clearing of a house, condo, apartment or mobile home, plus its garage, shed and storage.

  • Furniture, mattresses and bed frames from every room
  • Kitchen, bath and closet contents
  • Appliances and electronics
  • Boxes, bags and accumulated household goods
  • Garage, shed, patio and storage contents
  • Carpet and loose fixtures already pulled
  • Move-out sweep of the cleared areas
  • Phased visits when the family is sorting between them

What we cannot take, and what we assess first

Two different lists. The first is a hard no; the second just needs a photo and a sentence before we confirm.

We cannot take

  • Solvents, thinners, stains and other flammable liquids
  • Gasoline, motor oil, antifreeze and other automotive fluids
  • Propane tanks and other gas cylinders
  • Pool chemicals, pesticides, fertilizers and unknown liquids
  • Asbestos, lead-contaminated material and mold-remediation waste
  • Medical or biohazard waste

We assess first

  • Paint — we can usually take it, but send a photo of the cans first
  • Firearms, ammunition, safes and medications — please remove them before we arrive; we will tell you if we find any
  • Documents, photographs, jewelry, keys, titles and anything with personal data — set aside first; the crew does not appraise or sort
  • Occupied units or shared buildings with elevator bookings or loading rules
  • Very heavy pieces (pianos, gun safes) — a photo lets us plan the carry

What an estate cleanout costs

Estate cleanouts are priced on trailer volume and labor, confirmed from photos before loading. A full house is usually more than one load, and we tell you that up front. What moves the number:

  • How many rooms and how full they are
  • Stairs, elevators, long carries and parking distance
  • Heavy or awkward pieces: pianos, safes, large appliances
  • Whether the family wants it done in phases or in one visit
  • Sweep-only or a deeper clear of garages, sheds and closets

Typical range: $329–$599 per load; a full house is usually two or more loads, and we tell you the count from the photos. Have a budget? Say so — we would rather work with it than lose the job. If you are out of state, a walkthrough video from whoever has the keys works as well as photos. Typical ranges for common jobs are on the pricing page; they are planning examples, not quotes.

How an estate cleanout works

  1. 01

    Send photos and access details

Text photos of each area that is going and tell us what must stay. Let us know who will give us access and whether there are building rules.

  2. 02

We confirm the scope, the price and an arrival window

We reply with a price, the number of loads it will take and a window. Retained items and off-limits rooms are written into the plan.

  3. 03

The crew removes the agreed items and cleans up

The crew clears the agreed rooms, carries everything to the trailer, sweeps the cleared areas and confirms with you before leaving.

What happens to the belongings

Usable furniture and household goods go to a donation drop-off on the route — Goodwill, Habitat for Humanity ReStore or St. Vincent de Paul, whichever is convenient and accepting that day. Metal goes to a scrap recycler. Everything else goes to a licensed transfer station or landfill. We are honest that this depends on condition and on who is accepting that day, so Haulo does not promise a donation outcome or publish a diversion percentage. If a specific item must go to a specific place, tell us and we will keep it separate.

Estate cleanout questions

Can we do it in stages?
Yes. Many families clear the obvious rooms first and come back for the garage or the last bedroom after they have sorted. Each visit is priced on its own.
Who has to be there?
Whoever has authority over the property and can confirm what leaves — an executor, family member, property manager or their representative. If nobody can be present, we work from a written scope you confirm by text and photos.
Will you look for valuables or documents?
No. The crew removes what is in the agreed areas and does not sort, appraise or search. Please set aside papers, photos, jewelry, medication and anything with personal data before we arrive. If we come across something obviously personal, we set it aside and tell you.
Can you clear a 55+ community unit or a condo with building rules?
Yes. Tell us about gate access, elevator bookings or loading zones when you send photos and we plan around them.
Do you clean the house afterwards?
We sweep the cleared areas of loose debris. Deep cleaning, repairs and paint are not part of the service.
What if the family lives out of state?
Send a walkthrough video or photos from whoever has the keys, confirm the scope by text, and arrange access. Payment is taken when the job is done and you have seen the after photos.

Still not sure about something? Text a photo to (480) 299-4648 and we’ll tell you.
