A unit does not earn rent while it is full of the last tenant’s furniture. Haulo clears rental houses, apartments, condos and small commercial suites between tenants: furniture, mattresses, boxes, bagged trash, appliances being replaced, and whatever was left in the garage or on the patio. You send photos, we send a price, the crew clears it and sweeps.

Property managers and landlords are a regular part of our week across Mesa, Gilbert, Chandler, Tempe, Scottsdale and Phoenix. Email works as well as text for this: send the unit photos or a walkthrough video, the address, the lockbox or gate code, and the date the unit needs to be ready.

What we cannot take, and what we assess first

Two different lists. The first is a hard no; the second just needs a photo and a sentence before we confirm.

We cannot take

  • Solvents, thinners, stains and other flammable liquids
  • Gasoline, motor oil, antifreeze and other automotive fluids
  • Propane tanks and other gas cylinders
  • Pool chemicals, pesticides, fertilizers and unknown liquids

We assess first

  • Property that may still belong to the former tenant — confirm your legal position first; we can set marked items aside
  • Paint, cleaners and pool chemicals left behind — send a photo; paint we can usually take
  • Heavy piles of tile, concrete or dirt from a remodel — priced by weight
  • Units with bed bugs or biohazard concerns — tell us first so the crew can plan

What a turnover cleanout costs

Turnovers are priced on trailer volume and labor, confirmed from your photos before loading. A studio or one-bedroom with a few pieces is usually a quarter to half load; a full house left behind is often more than one load, and we say so up front. What moves the number:

  • How many rooms are full, and with what: furniture, or bags and boxes
  • Stairs, elevators, gate codes and where the trailer can park
  • Appliances and heavy material mixed in
  • Whether carpet or fixtures come out in the same visit
  • A ready-by date that needs the job done in one day

How a rental turnover cleanout works

    Send photos and access details

    Text or email photos of each room, the address, the access code and the date the unit must be ready.

  2. 02

    We confirm the scope, the price and an arrival window

    We reply with a written price and a window. Forward it to the owner or add it to the turnover file; nothing is booked until you confirm.

  3. 03

    The crew removes the agreed items and cleans up

    The crew lets themselves in with the lockbox, clears the agreed rooms, sweeps, locks up and sends the invoice by email.

What happens to the contents

Usable furniture and household goods go to a donation drop-off on the route — Goodwill, Habitat for Humanity ReStore or St. Vincent de Paul, whichever is convenient and accepting that day. Metal and appliances go to a scrap recycler. Everything else goes to a licensed transfer station or landfill. Haulo does not publish a diversion percentage.

Ask for a receipt if the owner needs one for the file.

Rental turnover questions

Can you work from a lockbox or gate code without anyone there?
Yes. Confirm the scope by text or email first (photos and a list of what stays), give us the code, and the crew handles the rest and locks up. We send photos of the cleared unit before we leave.
Do you handle eviction cleanouts?
Yes, once the eviction is complete and the unit is legally yours to clear. Arizona has rules about a former tenant’s personal property; we are haulers, not a legal service, so confirm your position with your attorney or property manager and tell us if anything must be set aside rather than hauled.
Can you invoice the owner or the management company?
Yes. Tell us who the invoice goes to when you book. Payment is due when the job is done; ask which methods are accepted.
How fast can you turn a unit?
Most units are cleared in one visit. Text before 7 p.m. and a small unit can often be done the same day; a full house is usually scheduled a day or two out so trailer time is blocked for it.
Do you take appliances and mattresses?
Yes. Refrigerators, washers, dryers, ranges and mattresses all go on the trailer. Tell us if a gas or water line still needs disconnecting.
Can you set up a recurring account?
Yes. Property managers with several units send photos as turnovers come up and we price each one the same way. No contract, no minimum number of jobs.

A single unit between tenants is a rental turnover cleanout. A tenant-occupied building with elevators and a loading dock is closer to an apartment cleanout; your own house before a sale is a home cleanout; an office suite is a commercial cleanout.
